Plain EnglishMortgage questions, answered in plain English
These are the questions buyers text Dillon most, with the answers he gives. The first four are the ones nearly every first time buyer asks. If yours isn't here, text 317-847-6869 and ask it.

How much do I actually need for a down payment?
It depends on the program, and it's usually less than people expect. Conventional and FHA loans both have low down payment options, eligible VA and USDA borrowers can buy with no down payment, and down payment assistance programs through Rate can help buyers who qualify. Dillon shows you the real figure for your situation on the house you want, in writing, before you make an offer.
Should I wait for rates to drop?
Timing the market perfectly is nearly impossible, and nobody honest will promise you where rates go next. What Dillon does is put the math of the move in front of you on today's numbers so you can decide with facts. Some buyers choose buying now with a plan to refinance later. Some wait. Both are fine when you understand the trade.
Does a pre-approval hurt my credit?
A mortgage pre-approval is one credit pull, and several mortgage inquiries inside a short shopping window are scored as one event. Dillon runs one document checklist and one credit pull, and you get a pre-approval letter that holds up with agents and sellers.
What will you need from me?
Recent pay stubs, two years of W-2s or tax returns, two months of bank statements, and a photo ID. Self employed buyers can use business bank statements instead of tax returns on some programs. Dillon texts you the exact list for your program, once, so there are no surprises.
Is there a way to buy without a large down payment?
Usually, and it's the question Dillon is asked most. Conventional and FHA both have low down payment options, eligible VA and USDA borrowers can buy with no down payment at all, and there are down payment assistance programs through Rate for buyers who qualify, including ones where part of the money doesn't come out of your pocket. Which of those you can use depends on the property, your income and where you're buying, so Dillon runs the real numbers on the real house rather than quoting a figure that might not apply to you. Ask him and the answer comes back in writing, the same day.
Do I have to pay mortgage insurance?
Not always, and not forever. Mortgage insurance is how a lender covers the extra risk when a buyer puts down less than the conventional threshold, and there's more than one way to handle it. Some loans carry it monthly. Some let it be paid up front. Some structures move it off your payment entirely. On a conventional loan it can usually come off later once you've built enough equity. VA loans carry no monthly mortgage insurance at all, and FHA works differently again, where it often stays for the life of the loan. Dillon will show you what each option costs to carry on your own file before you pick one, because this is one of the places where two loans that look identical aren't.

What's the difference between pre-qualified and pre-approved?
Pre-qualified usually means someone took your word for your income. Pre-approved means the documents were reviewed and the credit was pulled. Listing agents in Carmel and Fishers know the difference, which is why Dillon only issues the second kind.
How long does the whole process take?
Pre-approval is the same day, often faster. From an accepted contract, Dillon's past files have averaged about 12 days to clear to close, against an industry figure he puts at 30 to 45. Your closing date is set by the contract, so the speed mostly buys you certainty.
Can I text you outside business hours?
Yes. Offers don't wait for business hours, and Dillon answers his own phone evenings and weekends. Text 317-847-6869 and he replies himself, usually within minutes.
Do I have to come to the office in Carmel?
No. Most buyers never do. The intro call is on Microsoft Teams or the phone, documents go through a secure link, and closing happens at the title company. Buyers in Fort Wayne and Evansville work with Dillon exactly the way buyers in Carmel do.
Income and credit

I'm self employed. Can I still get a mortgage?
Yes. If your tax returns show a strong business, a conventional loan works. If they don't, a bank statement loan qualifies you on twelve or twenty four months of deposits instead, through the EDGE Non-QM, EDGE Expanded and Onslow Bay Bank Statement programs Dillon uses.
What credit score do I need?
It varies by program, and FHA is more forgiving than conventional. Rather than quote a cutoff that changes, Dillon reads your report with you, tells you which programs are open today, and if one is a few points away, what would move it.
I'm a 1099 contractor with two years of income. Does that count?
Usually, yes. Two years of consistent 1099 income documented on tax returns qualifies on most programs, and bank statement programs cover the cases where the returns understate what you earn.

What does clear to close mean?
It means underwriting has reviewed everything, every condition is satisfied, and the loan is ready to fund. From there the title company schedules the signing. Dillon's past files have averaged about 12 days from contract to that point.
What can go wrong between contract and closing?
Appraisal coming in low, a new debt showing up on credit, or a document underwriting wants that nobody asked for. Dillon's rule is to flag underwriting issues early instead of the day before closing, so each of those is handled with time to spare rather than at the table.
What happens after I close?
Buyer gets their keys, and then you keep hearing from Dillon: a post close newsletter and a check in when it's worth looking at the loan again, for a refinance, a HELOC, or a move up.
