DSCR Loans for Indiana Investors

A DSCR loan is a rental property loan that qualifies on the income the property brings in rather than on your personal income. It fits Indiana investors adding a door in Indianapolis, Fishers or Noblesville.

DSCR Loans in Plain English

Dillon Baker writes DSCR loans for residential investment property across Indiana from his office in Carmel. Debt service coverage ratio lending looks at what the house rents for against what the house costs to carry each month. Your own pay stubs and tax returns aren't the deciding document. Dillon routes these files through EDGE Non-QM and EDGE Expanded at Rate, and he tells you up front what the property has to show.

A DSCR file starts with the property, which is a different conversation from a loan on the house you live in. Dillon looks at the lease or the market rent opinion, the taxes, the insurance and the association dues, and then at the loan itself. Investors in Indianapolis and Noblesville reach for this when their returns show every legal deduction and the income on paper looks smaller than the income in real life.

Because the property carries the file, the document list is short and specific. Expect the lease or a rent schedule, the insurance quote, the entity paperwork if you hold the door in a company, and reserves. Dillon runs the numbers with you before you're under contract, because a house in Fishers that covers its own payment and a house that doesn't can look identical on the listing page.

Who it fits and what you will need

Dillon treats an investor file the way he treats a first time buyer file. I treat lending as teaching, he says, and an investor who understands the ratio can shop for it. He will confirm the current requirement with EDGE Non-QM or EDGE Expanded, since coverage thresholds and reserve rules move by program and by year. Residential rental property is the whole lane here. Dillon doesn't do commercial or business lending.

Investors in Indianapolis, Fishers and Noblesville send Dillon addresses most weeks.

What does a DSCR loan look at?

It looks at the property. A debt service coverage ratio compares the rent the house brings in against what the house costs to carry, meaning the loan payment plus taxes, insurance and any association dues. Personal income isn't the deciding document. Dillon runs that comparison on the address you send him and tells you where it lands.

Do I need tax returns for a DSCR loan?

Usually not in the way a conventional file needs them, and that's the point of the program for self employed owners and 1099 earners whose returns show every legal deduction they're entitled to. Dillon still needs identity, entity and reserve documents, and he will confirm the current requirement for the program he places you in.

Can I hold the property in an LLC?

Often yes, and many Indiana investors do. The entity paperwork becomes part of the file: the articles, the operating agreement and the identity of every member. Dillon reads that early rather than late, because an entity question found in underwriting is the kind of thing that moves a closing date. He raises it in the first week.

How many rental doors can I finance?

More than the conventional limit in most cases, since these programs count the property rather than the borrower. The exact ceiling depends on the program and the year, so Dillon will confirm the current requirement before you plan the next purchase. Investors in Indianapolis often come back to him for a second and a third door inside a year.
