About DillonAbout Dillon Baker, mortgage lender
Born and raised in Indianapolis, living in Carmel with my wife and daughter, and lending across Indiana from the Rate office on Main Street. I treat lending as teaching.

A lender who would rather teach than pitch
Dillon Baker is VP of Mortgage Lending at Rate, licensed in Indiana under NMLS #2681440. He grew up in Indianapolis, went to Avon High School, and now lives in Carmel with his wife and daughter, working from 252 W Main St.
Before lending he built things: he founded Maverick Marketing, and as chapter president at the University of Southern Indiana he grew his fraternity from 30 to 80 members. He also did graduate studies at The Southern Baptist Theological Seminary. In his own words, "My faith comes first in my life."
That background is why his lending looks the way it does. He would rather explain the math of the move than quote a number, so first time buyers get an education first process, self employed borrowers get a lender who reads a bank statement, and agents get a lender that's fast and communicative.
Today he runs Hive Network, a young professional referral networking group across Indianapolis and Hamilton County, and he teaches on YouTube as Loans With Dillon, where the videos answer the same questions buyers text him: down payments, pre-approvals, and whether to wait on rates.
The lending itself is residential only, across all of Indiana. Conventional, FHA, VA and USDA for buyers, bank statement and DSCR files for the self employed and for investors, jumbo above the county loan limit, and renovation, HELOC and refinance for people who already own. He doesn't do commercial, business, auto or unsecured personal lending, and he will say so in the first text rather than the last.
Most of his buyers never visit the office at 252 W Main St. The intro call runs on Microsoft Teams or the phone, the documents go through a secure link, and the pre-approval letter lands the same day. What they get in person is the closing, and a lender who was reachable the whole way there.
How he works
Four habits, all of them from Dillon's own description of how a file should run.
None of them are complicated. Every one of them is rare.
One document checklist, one credit pull, and a pre-approval letter that holds up with agents and sellers.
I flag underwriting issues early instead of the day before closing. No surprises at the table.
Offers don't wait for business hours. Texts get answered evenings and weekends, by Dillon.
A post close newsletter and check ins, because the loan is worth reviewing as life changes.
